The questions every buyer asks us

Can a non-agriculturist buy agricultural land in Haryana?
Haryana does not apply the blanket agriculturist-only bar that Himachal Pradesh applies, and non-agriculturist buyers do purchase agricultural land in the state. Eligibility is not identical for every buyer category, so confirm your own position with a property advocate and at the tehsil before you pay bayana. NRI and OCI buyers are a separate case under RBI rules.
Can I build a farmhouse on agricultural land here?
Not automatically. Panchkula is one of ten Haryana districts covered by the Punjab Land Preservation Act, 1900, and where a khasra is notified under Sections 4 and 5, land-breaking and construction are restricted. Land inside a declared controlled area separately needs Change of Land Use. Both attach to the specific khasra, so we check and state them plot by plot.
What is a bigha here in real terms?
In this belt one bigha is 20 biswa and works out to roughly 1,000 square yards, but the exact conversion follows the local revenue record. We quote both the recorded rakba and the square-yard figure on every listing.
How do I know the title is clean?
We hand you copies of the jamabandi, the mutation chain and the khasra girdawari, and you are free to have your own advocate or a tehsil-side check verify them. We never ask a buyer to rely only on our word.
Is water and electricity available?
It varies plot to plot. Many parcels have a natural chashma within a few hundred metres and a government electricity connection available from the nearest pole. Every listing states the actual distance rather than a general claim.
Do you charge brokerage?
Standard brokerage applies and is agreed in writing before the bayana, so there is no dispute at registry. Site visits themselves are free.
